What actually happens
When your fixed rate ends, nobody rings you.
Your lender sends a letter about three months out. Do nothing and you're switched onto their highest rate — currently over 7% — as a reward for your loyalty.
A letter lands
Around three months before your deal ends. It's easy to miss, and it only shows your own lender's options.
The deal expires
You roll onto the standard variable rate. On a £300,000 mortgage that can be hundreds of pounds a month more.
Or you get ahead of it
Reserve a new rate up to six months early, and switch to a cheaper one if the market improves before you complete.
Why act early
Six months of options beats six weeks of panic.
Protect against rises
Reserve today's rate now. If the market moves against you before your deal ends, you're already covered.
Keep the upside
If rates fall before completion, most lenders let you switch to the cheaper product. Locking early costs you nothing.
Avoid the SVR gap
Remortgages take time to process. Starting late is how people end up paying standard variable rate for a month or three.

FAQ
Quick answers.
How early can I lock in a new rate?+
Most lenders let you reserve a new rate up to six months before your current deal ends. You're not committed — if rates fall before completion you can usually switch to the better deal.
What happens if I do nothing?+
You roll onto your lender's standard variable rate, which is typically several percentage points higher than a fixed deal. On a £250,000 mortgage that can add hundreds of pounds a month, and the SVR can change at any time.
Should I just take my lender's product transfer?+
Sometimes it genuinely is the best option — it's fast and usually needs no new affordability check. But it's one lender's view of you. We compare it against the whole market so you take it because it won, not because it was easiest.
Will I have to pay an early repayment charge?+
Not if the new deal completes the day after your current one ends, which is what we plan for. We always check your ERC dates before recommending anything.
My circumstances have changed since I took the mortgage out.+
That's exactly when advice matters. Changed job, gone self-employed, had children, taken on credit — affordability rules have tightened, and knowing which lenders still fit you before you apply avoids a damaging decline.
Can I borrow more at the same time?+
Yes. Remortgaging is a natural point to raise capital for home improvements, consolidate other borrowing or restructure the term. We'll show you the total cost of each option, not just the monthly payment.
