Private bank or specialist lender?
We're independent of both. A specialist lender is usually faster and cheaper for a clean high-value case. A private bank earns its place when the case needs a human underwriter, assets under management can improve the rate, or the security is unusual — a large plot, an annexe, or a property that a standard valuer would struggle with.
We model both, show you the true cost over the fixed term rather than just the headline rate, and you decide.

Do I need a private bank for a £1m+ mortgage?+
Not always. Plenty of mainstream and specialist lenders will write large loans at competitive rates. A private bank makes sense when income is complex, assets are illiquid, or you want the relationship — we'll tell you honestly which route fits, and we can access both.
How much deposit do I need?+
Large loans are commonly available up to 85-90% loan-to-value, and higher LTVs are possible for certain professions. The best pricing usually sits at 60-75% LTV, so it's worth modelling a couple of deposit levels before you commit to an offer.
My income is bonus, RSU or self-employed. Does that work?+
Yes — this is the most common reason high-value cases get declined on the high street. Lenders differ enormously on how much bonus, commission, RSU vesting, LLP profit or retained company profit they'll count. Choosing the right lender first time is most of the job.
Can you handle interest-only or part-and-part?+
Yes. Interest-only is widely available on larger loans where there's a credible repayment strategy, and part-and-part is often the sweet spot for managing monthly cost without over-relying on future asset sales.
How quickly can this move?+
For a straightforward large loan an agreement in principle can be same-week. Complex income or private bank cases take longer to underwrite, so we start assembling the paperwork on day one rather than waiting for the lender to ask.
