Can I get a mortgage on my CIS day rate?+
Yes. A number of lenders assess CIS subcontractors on gross day or weekly rate rather than net profit after expenses — typically day rate × 5 days × 46-48 weeks. That usually produces a far bigger borrowing figure than your SA302 or accounts would.
How long do I need to have been CIS registered?+
Some lenders want as little as 3-6 months of CIS payslips or vouchers, others want 12 months. If you've recently moved from PAYE into CIS in the same trade, there are lenders who'll count the whole period.
Do I need accounts or tax returns?+
Often not. That's the point of a day-rate assessment — CIS payslips or remittance vouchers plus bank statements can be enough. If your accounts show low profit after expenses, avoiding an accounts-based lender is exactly what saves the case.
Can I buy my first home as a CIS contractor?+
Absolutely, and 5% deposit options are available. First-time buyer schemes are open to you on the same terms as anyone else — the only difference is how the lender works out your income.
What about remortgaging?+
Same principle. If you're on a lender's standard variable rate or your fixed rate is ending, we can rework your income on a gross day-rate basis, which often unlocks better lenders and lower rates than your current one.
I've been declined before — is it worth trying again?+
Very often yes. Most CIS declines come from a lender that only understands net profit. It's a criteria mismatch, not a verdict on you.
